Number two, they scrutinize your buyer's offer by thoroughly inspecting the buyer's financing and ability to close, which includes calling their lender to ensure they are properly approved for financing, looking at the terms of the offer and the time frame, all in an effort to get you the best deal. Number three your Realtor looks out for your best interest, not their own. When the buyer, or their agent throws out ideas and suggestions for possible solutions, your Realtor is thinking about how it will affect YOU and your bottom line. Number four, Realtor's keep everyone on their toes by making sure timelines are met, financing contingencies, inspection contingencies, meeting with appraisers, and keeping escrow moving along.
